Which company offers the cheapest homeowners insurance for a house that I am renting out in MIchigan?
- There's no "one size fits all" cheapest for a rental house. If you dont' live in Michigan, it's more a matter of "who's willing to write this at any price", as MOST of the time, a company wants to write the house you live in in order to write the house you rent out. In which case, you're probably best off with Foremost foremost.com. If you DO live in Michigan, go to the company that writes the house you live in, tell them you want a dwelling fire quote. Not many agents will write a stand alone rental house, if they do not write the house you live in. *I* will not do it - it's more h le than it's worth
- it varys on where you live. they use different ways to determine rates so one can be cheaper in one area and more expensive in the other so you really have to call around, there is not an easy answer
- You need a "Landlord" or dwelling fire policy for a house you're renting. The cheapest will be the company that writes the homeowners policy for your personal home. do not have one? Get a Renters policy then have them write a Landlord policy on the rental house. If you're instate, this is easy; if your out of state, I would contact one of the big direct writers who does business in both states: since cheap is what you're after I'd call Allstate. Get them to write your primary residence wherever you're at then call a Michigan Allstate agent to write the rental; they burn through agents quickly, it should be easy to find someone willing to write a standalone rental house. Good luck
- If you are renting it out, make sure you get a Landlords policy and not a homeowners policy. Many carriers will only insure an investment property if they also insure the primary residence
- Cheap is not always cheap I always say. Any agent could sell you a piece of paper but that doesn't necessarily mean it covers anything. Keep in mind that as the landlord you will be responsible for anything that breaks i. e. plumbing, roof damage, etc. so you might want to make sure you have coverage for as many of these possible situations you can. You may want to speak to an independent agent and they can advise you on what is needed and what you may want to consider when it comes to coverages for your rental. Good luck!
